V6 by R Hauz

The new V6 residential development by R Hauz is a six-storey townhouse concept.  The project has multiple configurations, such as a two storey owners suite with supplementary income or as an income generating five plex, or six plex rental property. The units utilize standard bathrooms and are prefabricated as modular units.  This V6 model has the added flexibility of being approved for mixed use occupancies on adjacent avenues and side streets.  Plumbing and HVAC are also part of the core design, which includes a greywater recycling system.  Each floor has direct elevator access, as well as windows at both the front and rear, therefore providing exceptional natural light and superior air circulation.  The building typology is intended to be a repeatable concept, which utilizes integrated Project Delivery (IPD), mass timber, and modular construction.  The building will be constructed of Cross Laminated Timber (CLT) and glue-laminated beam and columns (glulam).

Vortex Fire Consulting was the Building Code Consultant for the project. As the Building Code Consultant, Vortex Fire Consulting developed an unique approach which allowed for the use of mass timber, modular construction, fire rating of the CLT, while maintaining compliance with the Ontario Building Code.
